PRINCIPLE #1 : Cashflow is king.
This is a pretty simple concept. If a property cash flows, i.e., your renters or your tenants are bringing in more income than the mortgage. For example, if your mortgage is roughly $4200 and your monthly income from the property is $5000, you are cash flowing $800 before expenses. That property is cash flowing, that property will give you the freedom to enjoy steady monthly income. You can grow, you can expand. You can build an empire from one piece of property. You can slowly build over five, 10, 20, 30 years wealth beyond your wildest dreams, all through cashflow. Cashflow is king. It is the number one principle, in my opinion, for investing in real estate to hold long term for wealth growth.
